Selling Your Home During a Divorce

Many people consider selling their home while they are getting a divorce. If everyone agrees after discussing it with your ex and attorney, it could facilitate a more simple divorce. However, there is no guarantee that the selling process will go quickly. Real estate markets change frequently and various factors, such as location and price, can affect how long your house will last on the market. Here are a few tips to help speed up the process:

Make your home more attractive to buyers:  While this may not be an easy task, it will be worth it in making your home sell faster. This includes adding some curb appeal on the outside and sprucing up your home on the inside. Particularly if you and your ex have moved out of the home already, you may consider “staging” your home. This means temporarily furnishing your home to create ambience and allow prospective purchasers to envision what living in the home will feel like.

Staged homes spend significantly less time on the market. The drawback is that professional staging can get expensive. However, you can always stage your home yourself.  First, declutter the home. Get rid of any papers or boxes and consider reducing the amount of furniture around the home. Remove any extra seating and the leaf from your dining table. Second, deep-clean your home. Finally, repurpose any rooms as needed. A spare bedroom may be taking up space and serve as a place for unwanted clutter. These rooms could easily be transformed into a new home office.

Increase the light in your home: This includes natural light from windows and light from any fixtures. Consider changing out the bulbs so that they burn brighter in your home. Your ideal goal is to have 100 watts of light illuminating every inch of your rooms. Repainting rooms can help create a lighter and more well lit home. Choose neutral tones that don’t steal the show, but can lighten up the area.

Upgrade your curb appeal.  Keep your lawn mowed and rake any fallen leaves. Make sure your gutters are clean and take the time to sweep off your sidewalk and porch.

Divorce is a busy time. You’re going to court, meeting with attorneys, and transporting kids back and forth. In addition to all of this, you are trying to restart a new life and maintain some structure. While these tips may take extra time, the effort will pay off when your house flies off the market!
